Menai Indoor Sports Centre – Roof and Ventilation Upgrade

Project background

We have been progressively undertaking staged repairs to the roof of the Indoor Sports Centre to eliminate all rainwater leaks.  The current works will ensure the roof is completely watertight.

Project scope

The replacement of roofing will include the removal of skylights and an upgrade of the ventilation system.  Above the playing courts new insulation will be installed.  The planned work will include:

• Removal and disposal of existing roof sheets, skylights and insulation
• Installation of new roof sheets, insulation and associated works
• Installation of new ventilation
• Sealing of eaves, soffits and verges
• Provide a complying roof access system.

Project schedule

During the design process it has been discovered that the roof structure does not have the capacity to support the additional load of the ventilation system.  This prevented work on site starting on the scheduled date as a development application is required. A solution to support the mechanical equipment has been developed and a design completed.

The project timeline has been extended due to the redesign and a Development Consent has now been issued, allowing the work to proceed.

On-site construction is scheduled to begin in March, and the work plan ensures that two basketball courts will remain available for use during the construction period.  For safety reasons, access may be restricted during specific activities, such as craning materials onto the roof.  These disruptions will be minimized and scheduled to reduce inconvenience.  The project timeline includes:

• Development Application submitted (new design) - September 2024  (complete)
• Development Consent issued – December 2024 (complete)
• Construction Certificate documentation - February 2025  (in progress)
• Expected Site Establishment (in consultation with user groups) – March 2025
• Expected Practical Completion – July/ August 2025

Impacts during construction

• There will be disruptions to sporting activities in order to provide a safe environment for everyone.
• Council Sport Services will work closely with the impacted sporting clubs and the Centre Manager to minimise disruptions to sporting fixtures wherever possible.
